The Brief - The more precise the client brief, the better the design interpretation. Whilst we will give our best advice as to what sort of development would be feasible, if you can provide a sketch or list of main features, the process of developing drawings will be easier.
Local Authority Planning Approval - Certain small householder development may not require Planning approval. Where Planning permission is not required, there is a formal process of obtaining a Certificate of Lawful Development. This is particularly useful in respect to future sale of properties where solicitors require documentation for building works that have been carried out. In either curcumstance, we can prepare applications and specifications.
Building Regulations - Even if Planning permission is not required, you may need to obtain Building Control approval. This is primarily to ensure that structures are structural safe and of fit use for habitation. Drawings are normally of a more technical detail than those for Planning.
Builders Plans & Specifications - Where statutory permissions have be either been obtained or are not required, builders plans and specifications can be prepared detailing foundation design, wall construction and roof types. Where internal works require structural justification, such as the insertion of a steel beam, calculations and fixing details are normally required.
